Property details obtained.
We visit to collect detailed information about your property so that we can present your home in the best possible way. This will include taking photographs, room dimensions, floor plans and recording any special features.
Produce a Home Information Pack
It is intended that eventually every property placed on the market will have a Home Information Pack that contains a number of documents that provide buyers with clear information about the property they are proposing to purchase. The introduction of Home Information Packs is being phased in commencing 1st August 2007 with properties that have four or more bedrooms.
In association with our partners, Enfields can provide you with a competitive and hassle free solution to getting a Home Information Pack produced. Our advanced systems means that all the necessary documents can be prepared by a registered Home Information Pack provider allowing your property to be legally placed on the market rapidly and with the minimum of fuss to you.
Instruct a Solicitor
This is a good time to think about who will deal with the sale of your property so that all the necessary documentation can be prepared. We can recommend Solicitors that have in depth experience in conveyancing matters.
Prepare your property for viewing
Make the most of your property to ensure potential buyers see your home in the best possible light. Some of Enfields top tips include:
- Create good kerb appeal - clean windows, freshen up external paintwork, clear paths and mow any grass.
- De-clutter – make the most of your space by packing away unnecessary items and pieces of furniture
- Create a comfortable ambience – make sure your home is clean and tidy and if viewing at night use lamps and soft lighting
- Think about your target market – speak to your Enfields representative about what features your target market look for in a home and adjust your property accordingly.

Viewings
We operate a 7-day working week and can arrange for viewings to be made at your convenience. We will report back to you with feedback after every viewing. We will also provide you with weekly updates on the marketing of your home and you will be able to access your own marketing report on-line using your very own unique PIN number.
Offers
We will negotiate the best possible price for you and notify you verbally and then in writing when offers are made. We also assess a buyers suitability to purchase your property in order to reduce problems occurring later in the selling cycle. 4. Securing a sale
Memorandum of Sale
Once you have agreed to accept an offer on your property we will produce a Memorandum of Sale and send this to all parties and Solicitors involved to get the sale moving as quickly as possible.
Sales Chasing
We have sales chasing personnel who are dedicated to pushing the sale of your home through as quickly as possible. We keep in constant contact with both Solicitors and update you regularly to ensure queries and information is processed without delay. 5. Exchange of Contracts
Once the legal teams are satisfied with the contract, enquiries and necessary searches and your buyers Solicitor receives their Mortgage Offer you will be ready to exchange contracts which legally binds both you and your buyer into the sale. A date for Completion will also be set.
6. Completion
This is the day the property sale completes, you receive all monies and your buyer receives the keys to their new home. |
