The letting process

One of our agents will visit a property to assess its rental value and to discuss target groups, marketing strategy and the different property management packages available to landlords. We will also request confirmation that properties have an Energy Performance Certificate and meets statutory requirements.
Once registered we carry out a comprehensive marketing programme to promote properties to potential tenants. Accompanied viewings are conducted.
When a tenant is matched with one of our properties we carry out all the necessary financial checks and obtain references. In association with specialist referencing agencies we aim to provide a response within 48 hours. Details are passed to the landlord for approval.
A tenancy agreement is prepared that is signed by both landlord and tenant relating to payment, maintaining property condition and terms and length of lease. enfields provide a service for producing tenancy agreements overseen by a qualified solicitor that protect landlord and tenant rights.
A fee to cover the cost of the tenancy agreement and referencing is taken in addition to a deposit to secure the property. As members of the Dispute protection Service, enfields ensure good practice in deposit handling and provides independent assistance with the resolution of disputes concerning repayment of deposits.
An inventory will be prepared including a list of contents and photographic evidence of current property condition. Tenants will be provided with a copy and it is essential that they check it thoroughly and report any discrepancies immediately. Depending on the management package landlords have chosen, enfields can prepare all the necessary documentation and carry out the check-in process.
A system will be established for collecting payments monthly and dealing with any queries or problems during tenancy. enfields provide a dedicated property management service delivered by a specialist team that ensure payments are processed on time and emergencies and other maintenance issues are dealt with promptly.
Prior to the end of tenancy enfields arrange for tenancy renewal with the existing tenant or re-market the property well in advance to find another suitable tenant in order to reduce un-occupancy periods.
At the end of tenancy the property will be inspected to ensure everything on the inventory is present and the property has been well maintained. See our Property Inspection Checklist for guidance on ensuring a successful check-out. All being well, deposit is then returned to the tenant.
