At enfields, we provide a service for producing Home Information Packs for all our customers. We instruct trusted providers who are targeted to deliver a prompt service in order to avoid any delay in placing property on the market.
A Home Information Pack includes a set of documents that provide key information about a property. Home Information Packs must be provided by the seller or the seller's agent on the first day a property is placed on the market.

The aim of the Home Information Pack is to allow buyers access to important information about the property, free of charge, at the start of the sales process reducing the risk of a buyer pulling out much later on. The Home Information Pack can also help reduce delays and extra expense to the buyer and seller.

Compulsory documents:
Freehold properties
  • Home Information Pack Index
  • The new Property Information Questionnaire (PIQ), from 6 April 2009
  • Energy Performance Certificate (EPC) or Predicted Energy Assessment (PEA)
  • Sustainability information (required for newly built homes)
  • Sale statement
  • Evidence of title
  • Standard searches (local authority and drainage and water)
Leasehold properties
  • All the compulsory documents above
  • A copy of the lease
Optional documents
  • Home Condition Report
  • Legal summary
  • Home use/contents form
  • Other documents like specialist searches (for example, the seller may choose to include a mining search in a mining area)
