Register as a buyer

Access to Home Information Packs (HIPS)

It is intended that eventually all property placed on the market will have a HIPS that contains a number of documents that provide buyers with clear information about the property they are proposing to purchase. The introduction of HIPS is being phased in commencing 1st August 2007 with properties that have four or more bedrooms.

In association with our partners, Enfields provide all homeowners with a competitive and hassle free solution to getting a HIPS produced on their property. As a buyer you will be provided with access to the HIPS relating to any property that requires such information and that you are interested in making an offer on. The pack will provide you with detailed information on the property’s energy performance, title, land charges register, results of local enquiries, drainage and water search and leasehold / commonhold where applicable.

Make suitable mortgage arrangements
This is the time to make your initial mortgage enquiries. We can introduce you to Mortgage Advice Bureau who have experienced mortgage advisers that will find a scheme that is suitable for you and will put you in a position to search for property and make realistic offers.

Your home may be repossessed if you do not keep up repayments on your mortgage.

A fee of up to 1% of the mortgage amount may be charged depending on individual circumstances. A typical fee is £95.

Instruct a Solicitor
This is a good time to think about who will deal with the purchase. We can recommend Solicitors that have in depth experience in conveyancing matters.

Property search
Our property portfolio is updated every day meaning we can provide you with instant access to the latest property to hit the market. You can specify how you would like to receive this information and then view your preferred property at times that suit you.

Making Offers
We will put all offers made by you to the seller both verbally and in writing and report back to you immediately with their decision.

Securing a sale

Memorandum of Sale
Once your offer has been agreed we will produce a Memorandum of Sale and send this to all parties and Solicitors involved to get the sale moving as quickly as possible.

Sales Chasing
We have sales chasing personnel who are dedicated to pushing the sale through as quickly as possible. We keep in constant contact with both Solicitors and update you regularly to ensure queries and information is processed without delay.

Exchange of Contracts
Once the legal teams are satisfied with the contract, enquiries and searches, your mortgage survey has been completed and your Solicitor receives your Mortgage Offer Exchange of Contracts will take place. This will legally bind both you and the seller into the sale and a date for Completion will be set.

Completion
This is the day the property sale completes and you receive the keys to your new home.
